2. Roofing — If you already have a maintenance agreement with local roofers, then great; all you need to do is inspect your roof every six months or so. Climb into the attic and look out for water stains and clumping insulation, both of which indicate water intrusion. If you find any damage, call your roofer and schedule roofing repairs.
3. Outdoor Deck — Traditional wooden decks need protection from damage caused by moisture, which is why you need to check the protective coating. Mist or spray the deck surface with water and observe how the water behaves: the waterproofing is still good if the water forms beads. If the water is absorbed by the boards, you have a problem. Also, check the support posts for signs of rot, which needs to be repaired by professionals.
4. Siding — If your home has wood shakes or shingles for siding, look out for signs of water damage. If your home has low-maintenance siding like vinyl or fiber cement, you can clean all of it in a single afternoon, using only a soft brush and a mixture of dish detergent and water. Keep an eye out for impact damage and dry rot, and call for repairs if need be.
